Tourfile

Checked building packs and 3D tours for overseas teams shortlisting offices

Enterprises

TL;DR Tourfile scans shortlisted office buildings in 3D and pairs each scan with independently checked facts like power backup, usable floor plate, approval documents and commute times. Overseas teams setting up Indian centres use it to cut a shortlist before anyone flies in. The occupier pays per building, so no landlord or broker gets to shape the pack.

The problem

Global capability centres took about 39% of India's office leasing in Q4 2025, out of a record 82.6 million sq ft that year[1]. One research firm counts about 110 new centres set up between early 2024 and late 2025[2].

The people who approve the site usually sit at headquarters abroad. They see brochures and broker decks, which come from people who get paid when a deal closes, and then they fly in to check the claims for themselves.

We found no public data on how many visits a shortlist takes, so that's the first thing to test.

The idea

For each building on a client's shortlist, Tourfile delivers one pack. It holds a 3D walkthrough of the actual floor on offer plus the lobby, lifts and cafeteria. Next to that sits a fact sheet built from documents and site checks, not brochures - carpet against chargeable area, generator and UPS capacity, occupancy certificate and fire NOC status, internet carriers present, and commute times from the areas where the client plans to hire.

The seed pitched immersive virtual tours. Those already exist, since 3D-capture firms sell worldwide[3] and Indian property-data platforms offer tours with it in India[4]. A tour on its own is a commodity. What overseas buyers lack is facts they can trust, so the scan is just the wrapper and the checked data is the real product. Tourfile takes no commission from landlords, which is the whole point.

Who pays

The user is the real-estate or workplace lead at the parent company, or a GCC set-up adviser acting for them. They pay a fixed fee per building, and a shortlist usually runs to 5–10 buildings. Tenant-rep brokers are a second buyer, because an independent pack makes their advice stronger. Prices still need testing, so set them against the cost of one international trip for two or three people.

Why now

Rents are rising, so site choice matters more. Bengaluru prime office rent reached ₹163 per sq ft a month in Q2 2026, up 10.7% in a year[5]. One property consultancy says 72% of occupiers plan to grow their portfolio by 10% or more within two years[6]. Phone-based 3D capture has also cut scanning costs.

Market signal

Nobody publishes a figure for spend on virtual tours or due diligence in Indian commercial property. The narrow signal you can actually count is new GCCs, about 110 in two years[2], each shortlisting several buildings.

The neighbour is the wider leasing market, with 82.6 million sq ft leased in 2025[1], much of it by occupiers who could buy the same pack.

Who's already doing this

An Indian property-data platform is the closest player, with office transaction data across more than 1.4 billion sq ft plus tours and virtual fit-outs[4]. Global 3D-capture firms supply the capture technology[3]. Large property consultancies run site-selection work for GCCs within bigger mandates.

The gap is a low-cost, independent pack that a buyer can order building by building, without signing up a broker.

How hard is it?

Difficulty Moderate (33/100)
Starting capital ₹50–90 L
Time to launch 3–5 months

Scanning is the easy part. The hard part is getting landlords to let you check documents and plant rooms when you aren't bringing them a deal, and then building a name for accuracy fast enough that overseas buyers trust someone new.

Licences and approvals

We found no sector licence for this. Taking no commission keeps it advisory rather than brokerage, but confirm that with a lawyer in each state [Requires validation].

  • Company or LLP registration: with the MCA, before your first contract.
  • GST: register once turnover crosses the threshold. Overseas clients may qualify as export of services.
  • Landlord consent: written permission to scan and to see documents, before every site visit.
  • DPDP Act 2023: blur people and names in scans, and get consent where you keep personal data[8].
  • Lease registration context: leases over one year must be registered[7], so packs should note what the client will sign, without giving legal advice.

Building this outside India? The categories above usually have a local equivalent, so check with your own regulator.

How AI can power this business

  • Document extraction. Pull carpet area, power backup and certificate dates out of landlord documents into the fact sheet, for an engineer to verify on site.
  • Commute mapping. Work out travel times from hiring areas to each building at peak hours.
  • Scan clean-up. Blur faces, names and screens in 3D captures before a pack goes out.
  • Comparison tables. Line up shortlisted buildings side by side in the client's own format.

Don't trust AI-read documents without checking them. The whole value of the pack is that a person checked the facts.

Biggest risks

Here's what can go south -

  • Landlord access. Owners may refuse scans or document checks by an outsider not tied to a lease.
  • Brokers bundle it free. Large consultancies can add tours and data to their mandates at no charge.
  • Error liability. One wrong fact on power or approvals can cost a client heavily and sink your name.

Our take

I like this for a founder from tenant-rep broking or building engineering who knows what to check and has GCC contacts. If you're a 3D-capture specialist with no property background then it's a weak fit, honestly.

Prove one thing first - that 5 overseas buyers will pay for packs on buildings they're already considering.

Questions founders ask

Plan for about ₹50–90 L for 3D capture kit, a small inspection team and sales to overseas buyers.

Do I need a licence to offer office due diligence in India?

We found no sector licence, as long as you take no landlord commission. Confirm with a lawyer in each state, and register for GST once you cross the threshold.

Can I start an office due diligence service in another country?

Yes, any market with overseas tenants can use it. Check local brokerage rules, since some countries license anyone advising on leases.
